As your solicitor, we will act in your best interest to protect you. We will tell you which documents to find to reduce delays during the transaction.
We deal with different Estate Agents every day and would be happy to recommend the best estate agents. We know what fees they charge and how quickly they sell property, as well as how close they came to achieving the asking price. A good agent has a client list of people waiting to buy a property and will market your property correctly on Zoopla and Rightmove.
Pre-completion
Once an offer has been made and you have accepted it, we will draw up a reservation agreement. You should only sign this contract if you intend to go through with the sale.
The buyer will need to carry out searches and have quarries about your property. The searches will identify issues that could affect the sale of the property, such as legal disputes or planning constraints or structural problems with your home. If the buyer is unhappy with the results, you may need to carry out repairs or renegotiate the sale price.
The pre-contact stage
Exchange of contracts
Once the terms of the sale have been agreed, you sign the contract, and we then exchange contracts with the buyer solicitor. The contract is then legally binding, and if you pull out, you may have to pay the buyer’s costs and compensation.
completion
Once we have received the purchase money from the buyer’s solicitor, you must move out of the property, and ownership now transfers to the buyer. The property Keys are then passed to the estate agent if you have one. We will pay off the mortgage from the funds of the sale, pay estate agents fees, deduct our fees and then send the remaining balance to you
